Eviction Notice in Dubai: Written for Landlords and Notarised

An eviction notice in Dubai is a written message from a landlord to a tenant. It says that the landlord wants the property back, and why. It is delivered through a notary public, so the notice carries a notary's seal.

Three ways to get it notarised

In person with our in-house notary public

The notary public checks the landlord's original ID, reads the notice, watches the landlord sign and applies the seal. We prepare the text first.

Home or office visit

We come to your home or office. Price on request, plus the Dubai private notary government fee of AED 1,000 per trip outside the place of work.

Online

UAE law lets a notary use IT tools in place of personal appearance (Federal Decree-Law No. 20 of 2022, Article 18). A landlord abroad can use this route. See our e-notary guide.

A point to settle first: the notice period

The notice period and the allowed reasons depend on your tenancy contract and on the law that applies to it. We do not state a period. Check your contract and the current rules before you send the notice, and tell us what you find. We write the dates into the notice exactly as you give them.

Landlords often ask for a "12 month eviction notice" in Dubai. We cannot confirm that figure. A lawyer licensed in the UAE can tell you which rule fits your case.

Tell us your reason

Every notice rests on one reason, and each reason has its own conditions under the law and your contract. Examples landlords raise with us are unpaid rent, a sale, or the landlord's own use of the property.

We do not tell you which reasons are allowed. Check that with a lawyer licensed in the UAE or the authority that handles rental cases. Then tell us the reason, and we write it into the notice in plain words.

What the notice should contain

  1. The landlord's full name and the tenant's full name, as in the tenancy contract.
  2. The property. Building, unit number and area, copied from the contract.
  3. The contract details. Start date, end date and the contract number.
  4. The reason. One reason, in plain words.
  5. The date the tenant must leave. Written as a date.

Mistakes to avoid

Mistakes that weaken a notice

  • Names that differ from the contract. The notice should match it word for word.
  • A date that does not fit the contract. Work it out before you sign.
  • A notice sent by someone with no authority. If you act for the landlord, bring a power of attorney. See our special power of attorney page.
  • Several reasons mixed together. One clear reason is easier to follow.
  • No copy kept. Keep the sealed notice and any proof it was delivered.

Can the tenant answer the notice?
